We will instruct the Letting Agents on the Client's behalf to let the property, follow up the matter and liaise with all parties for the smooth conclusion of the letting. We will collect, account for and pay over to Client or whomsoever the Client may direct, the rent payable by the Tenant. We can arrange that an Inventory is prepared for the fixtures, fittings and contents of the Client's property and check it in and out with each Tenant. As the Client's agent we will hold the deposit payable by the Tenant as security against dilapidations and un-paid bills. Out of rents received, we will pay and account to the Client for: a) Any final accounts for utilities such as gas, electricity, telephone and water for which the Client may be responsible. b) Any other expenditure such as ground rent and service charges, on leasehold properties. c) Any repairs needed during the tenancy agreement and referring to fixtures, fittings, and services of the Client's Property will be carried out by suitable contractors.
